Buying in Naples is a lifestyle decision as much as a financial one, and a weekend visit tells you more than weeks of online research. The key is to plan it so you see the properties and also feel the neighborhoods: walk the beach, eat where residents eat, and see the area at different times of day. Here is a three-day itinerary we share with out-of-town buyers, with room to adjust for your tastes.
Where to Stay
Pick a base that matches the area you want to explore. Naples has options from beachfront resorts to boutique inns, and availability and rates change by season, so book early for January through March.
- Olde Naples and Fifth Avenue South: Walkable to restaurants, shops, and the Pier. Boutique inns and small hotels fit here.
- Park Shore and Seagate Drive: Beachfront resorts like Naples Grande put you in the middle of the high-rise corridor.
- Gulf Shore Boulevard and Vanderbilt Beach: Classic beach resorts for a resort-style stay.
Staying in the neighborhood you are considering is one of the best ways to test whether it suits you.
Friday: Arrive and Settle In
Afternoon: Check in, then take a first walk on the beach nearest your hotel. This is the simplest way to start feeling the pace of life here.
Evening: Have an early dinner on Third Street South or Fifth Avenue South, then watch the sunset from the Naples Pier. It is the quintessential Naples welcome.
Saturday: Explore and Tour
Morning: Start with coffee, then visit the Third Street South Farmers Market if it is in season. It gives you a quick read on the Olde Naples community.
Late morning: Tour properties. We suggest grouping showings by area, for example Olde Naples and the Moorings first, then Park Shore and Pelican Bay after lunch, so you spend time seeing and not driving.
Lunch: Eat where you would actually go on a regular day, such as a casual cafe or a neighborhood restaurant, not just the most impressive one.
Afternoon: Visit a public beach near one of the neighborhoods you saw. Clam Pass Park, Lowdermilk, or Vanderbilt Beach each give a different sense of daily beach life.
Evening: Dinner somewhere you will want to return to, and then an after-dinner walk.
Sunday: Details and Decisions
Morning: Revisit your top one or two properties at a different time of day. Light, noise, and traffic can look very different in the morning than they did on Saturday.
Midday: Take a short boat, golf, or Artis-Naples visit if those matter to your lifestyle. A museum or concert is a great way to see another side of Naples.
Afternoon: Sit down with us to review numbers, building financials, and next steps over coffee before your flight.
What to Do and Ask During a Buyer Visit
Here is how to make the weekend count.
- Test the commute: Drive Gulf Shore Boulevard and US-41 at rush hour and on a weekend evening.
- Visit the grocery store and pharmacy: Daily convenience matters more than most buyers expect.
- Walk the building: Look at common areas, parking, elevators, storage, and the condition of the exterior.
- Ask about building finances: Request reserves, upcoming assessments, insurance, and recent inspection information. Our Building Updates page is a good place to start.
- Ask about rules: Pet policies, rental minimums, and guest rules differ by building.
- Talk to residents: People who live there are often the most honest guides.
Come in Season, and Come Back in Summer
January through April shows Naples at its most vibrant. Visit once in summer, too, when the pace slows, afternoon storms roll in, and the heat is real. Seeing both seasons gives you a more honest picture of daily life.
What to Pack
- Comfortable walking shoes
- A light layer for evenings and air-conditioned spaces
- Sunscreen, sunglasses, and a hat
- A list of must-haves and deal-breakers
- Pre-approval or proof of funds, if you are ready to act
