Naples' Beachfront Dining Scene Is Having Its Moment: The New Restaurants Everyone Is Talking About

Naples' Beachfront Dining Scene Is Having Its Moment: The New Restaurants Everyone Is Talking About

What does it say about a city when a two-time James Beard Award winner from Minneapolis picks it for his first restaurant outside Minnesota? Gavin Kaysen could have stayed home and been, in his own words, financially fine. He chose the Gulf Coast instead, and he wasn't alone.

Over the past twelve months, Naples has added a James Beard-winning chef, a national prime-seafood house, a hotel dining room on the block where the city began, and a buzzy chef-driven newcomer on the Trail. Another wave is due before the holidays. If you own a beachfront home or condo here, or you're considering one, the dining scene around the beach is part of what you're buying into.

Old Naples: The Beach Gets Its Showpiece

The most talked-about opening on the beachfront is The Merchant Room at Naples Beach Club, A Four Seasons Resort. It opened December 8, 2025, as Kaysen's first restaurant outside his home state, and it reads less like a hotel restaurant than a destination that happens to sit inside one.

The menu is New American brasserie: dry-aged steaks, handmade pastas and Gulf seafood. The room is the other draw, with a hand-painted mural of flamingos in a misty mangrove, a scalloped oak bar and a terrace overlooking the pool and the water. Reservations are required, and they're worth booking early. It's one of the few dining rooms in Naples where you can finish dinner and be back at your beachfront condo in minutes.

A few blocks inland, the new Olde Naples Hotel has brought Annie's Bistro, Bar & Bakery to 200 Broad Street South. The hotel sits on the block where Naples was founded in 1889, steps from Third Street South. Annie's shifts from morning café to full bistro and bar over the course of the day, and you don't need a room key to sit down. For Old Naples residents, it's the kind of easy, all-day neighborhood spot that was missing.

Waterside Shops: A Very Competitive Reservation Book

If Old Naples is where the beach crowd is eating, Waterside Shops in Pelican Bay is where the biggest names are landing. The center is rebuilding its dining lineup, and the three newest rooms are expected to be among the hardest tables in town.

Eddie V's Prime Seafood opened June 7 at 765 Seagate Drive, its first Southwest Florida location. Seafood is flown in daily, the signature dishes include Hong Kong-style steamed Chilean sea bass and crab fried rice, and live music plays nightly in the V Lounge. It's more energetic than a classic chophouse, which suits a place where the evening often starts with a sunset.

Buck & Rider, the Scottsdale seafood house, is taking over the former Brio space. Naples will be its first location outside the Southwest, with an open kitchen, an expansive raw bar and indoor-outdoor seating. The team says late 2026, though local reporting this summer points to early 2027, so keep an eye on the date.

RH Naples is the wild card. The restaurant and wine bar will seat about 174 guests beneath a glass atrium at the center of the new RH gallery on the former Nordstrom site. It's targeting late 2026 without a confirmed date, but it's already one of the most anticipated openings in Southwest Florida.

The One for Serious Food People

Heyday Cookshop at 4691 Tamiami Trail North opened April 27 from Chef Kayla Pfeiffer, the force behind Bicyclette Cookshop and a James Beard semifinalist. It's part restaurant, part collaborative kitchen and part hi-fi listening room, with a rotating series of guest-chef residencies. The first lineup featured the former executive chef of Michelin-starred Estela in New York. Locals who track these things say it's the opening that feels most like a statement about where Naples cooking is headed.

And Park Shore?

Park Shore's story is quieter, and that's part of its appeal. The waterfront anchors at Venetian Village on Gulf Shore Boulevard North (T-Michaels Steak & Lobster, Bayside Seafood Grill, M Waterfront Grille, MiraMare Ristorante and The Village Pub) remain the neighborhood's social center. Newer additions nearby, like Juice Society at Park Shore Plaza, show the area still has room for fresh ideas.

For a Park Shore beach condo owner, the real advantage is access. In a few minutes, you can reach beach-casual dinner on Venetian Bay, a James Beard chef in Old Naples or the new Waterside lineup. You don't have to choose one.

Why Restaurants Matter to Beachfront Buyers

Lifestyle is a big part of why people buy on the Gulf. Nobody purchases a beachfront residence only for the square footage. They want to know what a Tuesday evening looks like, where they'll take guests and how long it takes to get from the lanai to a great table.

The timing is also good. NABOR's August 2026 report showed closed sales in the Naples Beach segment up 28.5% for January through August compared with the same period last year, so buyers are back and paying attention to how the neighborhoods feel day to day. Operators are voting with their leases, from a Four Seasons flagship to a national brand making Naples its first Florida outpost. That kind of investment signals confidence in the area, and it makes the dining scene around your beach condo richer for owners and guests alike.

If you're thinking of selling, a lively dining scene is also part of the story we tell when we market a home. It's the difference between listing a beachfront property and selling a beachfront life.
